一時的に過ごしていたホテルからそろそろ本格的に家を探したい時期ですが・・・
今日のテーマは【家探し】
旅行時のホテルの予約は、皆さんはもう慣れていると思いますが、外国での長期滞在用の家探しとなると、少し複雑になります。今回は、海外（ポルトガル）の賃貸事情とそんなシチュエーションで使える表現をいくつか見てみましょう！

Thank you again for meeting me Bruno.
Bruno:
No worries. I’m sure it must be stressful to look for a house in a foreign country.
Yoshida:
Yes, it is.
So I’m staying at an AirBnB now, but it’s getting too expensive, so I want to move to an apartment with an yearly contract.
Bruno:
That makes sense.
What kind of apartment are you looking for? T0 or T1?
Yoshida:
What does that mean?
Bruno:
So T0 basically means there are no rooms. It’s a studio, so everything is in one place. The bed, the kitchen, the dining room, etc.
T1 means it has one separate room for you to sleep.
Yoshida:
Oh, I didn’t know that.
In that case I would prefer a T1.
If possible, with an average rent of around 500 euros.
Bruno:
I think we can find that.
But don’t forget you always have to pay some rent in advance and most likely a tenancy deposit.
Yoshida:
I don’t know what that means…
Bruno:
So rent in advance means you have to pay the first 2 or 3 months rent when you enter.
But it depends on the landlord.
The tenancy deposit is usually 1 month rent that the landlord keeps just in case.
But they give that money back when you leave!
Yoshida:
Oooh, I see.
We have something similar in Japan, but I didn’t know those expressions.
What about utilities?
Bruno:
Utilities usually have to be paid by yourself.
Wifi and TV as well.
Yoshida:
Ok, I think I understood everything.
So, where should we start looking?
Bruno:
First, I would recommend looking online and on SNS.
I will also ask some friends if they have some information.
If that doesn’t work, let’s use an agency!

今日は来てくれてありがとう、ブルノ。
ブルノ:
全然！海外で家を探すのは絶対に大変でしょう・・・
善田さん:
うん、大変。
今はAirBnBに泊まってるんだけど、結構高くなってきてるから、年間契約のアパートに引っ越したいと思ってて。
ブルノ:
なるほど。
どんなアパートを探してるの？T0？T1？
善田さん:
それって何なの？
ブルノ:
簡単に言うと、T0は寝室がない部屋のこと。スタジオ型で、全部が一つの場所にまとまってる。ベッド、キッチン、ダイニング等々。
T1は、寝るための部屋が一つあるってことだよ。
善田さん:
知らなかった！
そうなると、T1がいいかな。
できれば平均家賃５００ユーロくらいで。
ブルノ:
何とかなると思うよ。
でも必ず幾分かのrent in advanceと、大抵の場合はtenancy depositも払わないといけないのを忘れないでね。
善田さん:
それって何のこと・・・
ブルノ:
rent in advanceっていうのは、入居時に払わないといけない最初の二～三か月分家賃のこと。
これは大家さんによるけど。
tenancy depositは、大家さんが念のためにとっておく、通常一ヶ月の家賃分のお金のこと。
でもそれは退去時に返金されるよ！
善田さん:
へえええ、なるほど！
日本にも似たようなものがあるけど、その言い方は初めて聞いたよ。
水道高熱費は？
ブルノ:
大抵の場合、水道光熱費は自分で払わないといけないよ。
Wifiもテレビも。
善田さん:
OK、全体的に理解できたと思う！
じゃ、どこから探し始めればいいかな？
ブルノ:
まずはネットとSNSで探すのがおすすめ。
僕も友達に何か良い情報ないか聞いてみるよ。
それがだめだったら、エージェントを使ってみよう！

I wasn’t looking at it through that perspective, but that makes sense.
その視点で考えていなかったけど、確かにそうですね。

We should send an email to all the participants, and if possible, explain the reason for cancelling the event.
参加者の皆さんにメールを送って、できればイベント中止の理由も説明した方がいいです。

賃貸に関しては、国によってそれぞれのシステムや家の分類があると思いますが、ある程度英語での表現を押さえておくと、それだけで家探しがすごくやりやすくなると思います。
国によって、賃貸における常識は大きく異なりますので、契約する前に詳しい人にいろいろ細かく聞きましょう。
